Watson Run is a mixed-use, age-restricted Active Adult community comprised of homes and neighborhood commercial businesses for adults 55 and older who desire to live in a community designed to fit their active lifestyle. This community incorporates a controlled clubhouse, large areas of open-space and community greens into the site layout to provide recreational areas and open spaces for the residents. The original Stoltzfus family farm is retained and integrated into the character of the community with potential adaptive re-use of these structures. Watson Run takes its name from the stream that meanders along the 178 detached single-story homes through the original meadow and community open space. The project also includes the integration of an existing commercial use on the site as well as opportunities for new neighborhood commercial development.

This project was managed through the Abel Construction/RGS Associates Maximum Price Management (MPM) program resulting in controlled project costs and continuous value engineering coordination.
