The development of a 91-acre tract of land includes 195 single family homes and 41 townhomes. This project was created as a cluster development leaving 30% of the site in green space. Stormwater management was designed so that it would occur along the stream within the green space without creating a separate detention basin. This made the open space more useable for the Township and its residents. This project also relocated Spring Valley Road and installed a signalized intersection along Route 741. The project fulfilled the transportation and open space goals of the township while at the same time utilized cluster design to achieve a cost effective and efficient project for the client.
