Sweetbriar Creek
Penn Township, Lancaster County, PA

Sweetbriar Creek is located just east of Route 72 along Bucknoll Road in Penn Township. The site consists of 83 acres zoned R-2 Residential and is proposed as a cluster development, for which RGS Associates prepared and gained approval for a conditional use. The proposed subdivision will consist of 192 single-family homes that includes retaining the existing farmhouse. A pump station lot and five open space lots are also proposed. The design respects the natural site features while introducing efficient, clustered residential development that incorporates new neighborhood parkland. The open space on the site has been designed to protect wetlands and floodplain area as well as provide for passive and active recreation. An important component of this project was the large, central open space area that has been graded to achieve slopes of 3% or less to minimize excessive cut or disturbance to natural areas. The intent is to dedicate the open space and amenities to the Township.
