RGS assisted the developers in securing the approvals necessary for the construction of 242 townhomes clustered on 102.41 acres. Fifty-two percent of the site is retained in common open space. The open space has been designed to enhance the riparian buffer area of an existing stream corridor and to provide a greenway connection to the adjacent Swatara Creek. RGS prepared an open space management plan for the maintenance of the common areas for use by the homeowners' association. The site also required the relocation and rehabilitation of approximately 700 lineal feet of stream to relieve flooding concerns and accommodate public roadway improvements.
