Pennsylvania Dutch Country - Outdoor World
Pequea Township, Lancaster County, PA

A special exception was acquired to include a non-conforming use in existing Rural Zoning District. The Land Development Plan for this 105-acre site involved developing a country store, a food court with a deck overlooking the pool area, a kid cool club with an outside playground area and teen center with a video game area. RGS developed a 6,000 sq. ft. entertainment facility that includes a leisure pool, dinner theater and approximately 250 new campsites for recreational vehicles and on-site rentals. The miniature golf course was also refurbished.

RGS Associates provided the following services:
  • Preparation of a conceptual master plan
  • Sewer and water feasibility study
  • Acquisition of special exception approvals
  • Preparation of a land development plan consisting of:
    • campground site expansion
    • new buildings and expansions
    • access drive improvements
    • new parking facilities
    • walkways

  • Preparation of stormwater management plan
  • Preparation of erosion and sedimentation control plans
