This project required county and township subdivision and land development plan approvals for a 60 acre commercial site. RGS Land Development Plan involved a 1,500 seat restaurant and a 47,200 sq. ft. gift shop; a 3,000 sq. ft. bank; a 28,000 sq. ft. truck service facility; a 4,500 sq. ft. travel center, and 4 undeveloped lots ranging in size from 2.8 acres to 8 acres.
RGS Associates provided the following services:
- Preparation of a conceptual master plan
- Preparation of subdivision and land development plans
- Necessary variances and waivers
- Preparation of plans and profiles for
17,500 lin. ft. public collector road
- Preparation of layout and grading plans
- Public and private sewer and water extensions
- Preparation of stormwater management plan utilizing an existing basin as well as designing a new basin
- Preparation of sedimentation and erosion control plans
- Preparation/coordination of PA DOT approvals or improvements to Routes 322 and 897
- Coordination of sewage treatment plant and water expansion
