The Shoppes at Belmont is a 372,100 SF Mixed Use Development in Manheim Township, Lancaster County, PA. The new mixed use community will incorporate retail and residential uses, preserve historic features, improve traffic and multi-modal accessibility, and provide farmland preservation. The project will feature a main street lined with retail shops, restaurants, cafes, and a central green. In addition to the main street shops there will be an in-line commercial center with four anchor tenants.  Along the eastern boundary of the site there will be a blend of 13 single family homes and 74 townhomes.

RGS Associates worked with the Developer of the Shoppes at Belmont from the inception of the project providing initial site analysis, feasibility studies and site master planning services. RGS worked closely with the Developer and Municipality to create a design solution that met the Township’s Form Based Code while appealing to the sites tenants. The landscape architectural design developed by RGS for the retail/restaurant main street, open spaces, pedestrian boulevards, landscaping and walking trails were critical to meeting the Township’s Form Based Code requirements and Tenant needs. The Shoppes at Belmont site had wetlands, a floodplain, a stream, and a quarry that needed to be modified and improved. RGS worked closely with Pennsylvania Department of Environmental Protection, US Army Corp of Engineers, and Lancaster County Conservation District to successfully obtain the environmental permitting.  Incorporating civil engineering design elements such as mitigated wetlands, amended soils, bio-infiltration basins, floodplain improvements, wetlands, and stream corridor will provide necessary stormwater management while improving water quality.
