Covered Bridge Marketplace is a retail development consisting of a 123,000 sq. ft. Target Center and 45,000 sq. ft. of additional retail shops on 28 acres.  An existing historic Amish Farmstead located on the site was retained and incorporated into the Marketplace, achieving a unique look and feel, and preserving the local character.  Additionally, architectural features reminiscent of the Amish Farmstead were incorporated into the design to further enhance the look of the Marketplace.  Major traffic improvements to US Route 30 were required, including signalization at Rt 30 and Witmer Road.   The entitlement process included ordinance amendments, zoning special exceptions and a conditional use approval.
