RGS worked closely with the developer to plan a 3.4 acre property in East Earl Township. The newly proposed commercial development includes approximately 17,000 square feet featuring four retail spaces and a fast food restaurant. Due to the unique shape of the site, RGS worked with the developer and the local municipality to secure variances for required parking and required yards to allow the project to move forward. RGS also obtained a special exception for the commercial development project to allow a drive-thru restaurant.
A unique challenge RGS had to overcome was connecting the project to public water. An existing water main that supplies the Borough traverses the site in a manner that restricted the ability to develop the tract. RGS worked closely with the Water Authority to create a detailed strategy to satisfy the review agency, while meeting the project objectives for service.
