RGS was contracted for their expertise in land development to redesign and engineer an existing 2.8 acre truck stop to house a Sheetz convenience store, Smilebuilderz dental office, and a Lancaster General Health Urgent Care facility at the intersection of Routes 222 and 322 in Ephrata, PA. The land development team at RGS worked closely with the client and anchor tenant, Sheetz, developing a variety of sketch variations in order to ensure the site met the specified corporate standards. RGS managed the municipal approvals, coordinating them over two municipal boundaries. A complete list of services provided for this project include: Erosion and sediment control design, NPDES permitting, sewer and water facilities design, site analysis and feasibility studies, stormwater management design, and subdivision and land development design and permitting.
