Traditions of America (TOA) selected Lititz, Pennsylvania for their 55+community based on accessibility to healthcare, local amenities and positive quality of life. Originally designed as a 60-acre, 244 single family and duplex neighborhood, extreme demand drove TOA to purchase an additional 23+ acre lot, adding another 83 units to the community.

Strong Professional Relationships Expedite Processes

To make the project a success, we navigated complex regulatory challenges including a rezoning, text amendment, sketch plan, conditional use, and separate preliminary and final plans. As a result of our established local relationships, we achieved this with a shovel in the ground in less than two years.

An Intentional Brand Experience Drives Smart & Creative Design

We worked closely with TOA management to create designs aligned with their brand look-and-feel. The result is a naturally beautiful community that feels welcoming to all who enter. A walking trail connects the community to neighboring healthcare and retail facilities. It meanders along a stream riparian buffer, featuring trees, shrubs and native vegetation.

The topography of the 60+ acre site proved to be a design challenge. As an alternative to expensive, unappealing and potentially dangerous retaining walls, we utilized basements for the single family and duplex homes. This creative solution improved the overall community aesthetic while maintaining the marketability of the home layouts.
