When Traditions of America determined they wanted to start a new 55+ community from scratch on 60 acres in Lancaster County, they chose RGS Associates to guide them through the process and expedite development approvals. It was the extensive portfolio of projects in Warwick Township that attracted the leadership at Traditions to RGS. To make the project a success, RGS navigated complex regulatory challenges including a rezoning, text amendment, sketch plan, conditional use, and separate preliminary and final plans. All of this from concept to approved NPDES permitting with a shovel in the ground in less than two years. Beyond overcoming agency hurdles, the talented staff of landscape architects and engineers at RGS delivered creative design solutions to build upon the Traditions brand of creating a distinctive lifestyle community for active adults. RGS focused on making a strong first impression with a dramatic entrance leading to the community clubhouse on axis with a central green and outdoor gathering space. Working with Landstudies of Lititz, the plan employs the rehabilitation of a stream riparian buffer as a natural amenity that meanders along new walking trails enjoyed by both the community and general public for connection to the greater municipal trail system. With the success of this investment, Traditions turned again to RGS to expand into a fifth phase that will add another 85 homes for a total of 329 single family and duplex units to call home in Warwick Township.
