Knob Hill Farm is an active adult community situated on 66 acres off of US. Rt. 322, East of Honey Brook Borough. This project involved extensive efforts working with the local municipality to develop appropriate land use regulations in order to allow for the project to proceed. Located across the street from the Honey Brook Golf Club, the project consisted of 21 single story duplex homes and 84 single story detached homes. The development was designed and targeted to meet the lifestyles and needs of an aging population. The plan included site amenities such as a 6,000 SF private club house, pool, chipping green, putting area, walking trails, a gazebo, 32 acres of community open space, and a 1-1/2 acre pond with 1-1/2 acres of man-made wetlands. Municipal approvals included extensive negotiation to secure public water service as well as negotiations to secure a commitment to provide public sewer service to the site. The sites location within a high-quality watershed presented additional regulatory challenges and required extensive erosion control permitting and stormwater best management practices to control runoff. Final plans for the project included PennDOT permitting for two new access drives with dedicated turning lanes, utility permits, securing an off-site sewer and storm drainage easement from an adjoining property owner and addressing concerns raised by neighboring property owners.
