RGS Associates recently accepted an Envision Lancaster County Achievement Award for the design of the Townhomes on Hendricks Place at Moravian Manor.

The Townhomes on Hendricks Place at Moravian Manor are proposed on a 3.5 acre property with 12 attached two story cottage style units around a central green, each having rear loaded garages, intended to architecturally and dimensionally emulate the character of the Borough. The 3.5 acre property is located along the south side of West Second Avenue, just east of West Marion Street in Lititz Borough. The site for the Hendricks Place community is located within Lititz Borough’s R-1 Residential Zoning District and Lititz/Warwick Urban Growth Area. The existing 3.5 acre site for Hendricks Place is presently vacant with the exception of one home that will be relocated to another property. As with most infill projects, the site has excellent access to existing infrastructure with several hundred feet of street frontage onto West Second Avenue and direct access to existing sewer and water mains. The Hendricks Place community design was focused on creating a cottage style community that would be in keeping with the existing land use patterns and architectural styles associated with Lititz Borough.
